Two hundred and fourteen storefronts, two anchors, forty tenant fit-out crews and a base-build contractor, all working back from a Saturday in March that was printed before the piling started. Ground Reality walks the whole centre every week through fit-out, so the stage of every tenancy — hoarding, first fix, shopfront, trading — is a measured fact and not forty separate claims.

IN THROUGH THE ROOF, OUT PAST THE DOCKS.
A centre read in one governed pass on handover week — in over nine hundred and eighty surface spaces and the opening-day forecourt, east along thirteen skylight bays, then straight down through the open one into the atrium past the sculpture. The mall flown twice: level two west the whole length, the turn in the department-store court, level one back east past forty shopfronts. Then the unit rides the escalator out of level one and files what a walk-round never files.
Every fit-out contractor reports ready. Forty of them report it in the same week, and the centre has 214 tenancies with no way to tell a shopfront that is set from a bay that is still behind hoarding.
Forty crews, one honest percentage
Installed work is read by trade and by tenancy straight off the weekly walk — hoarding, MEP first fix, shopfront set, trading — so the fit-out board is built from what is standing in the mall. The opening is argued from the record instead of from forty programmes written on their own.
A tenancy is handed to its fit-out contractor with tray pulled, sprinkler dropped and slab clean. Six weeks later a drop is missing, and nobody can prove what condition the demise was in on the day the key changed hands.
The demise, on the record before the tenant takes it
Every level is walked weekly through fit-out — 214 stations, frames pinned to the plan within ±0.3 m — so the day of handover has a dated record of every bay at 1.0 cm detail. The argument about who left it like that takes two minutes instead of a fortnight.
Base build, risers, forty tenant crews, commissioning, snag and clean all land on the same Saturday. Every one of those programmes says it works, because every one of them was written without the other four.
Five clocks, one immovable date
Lookaheads are cut from measured production across all five, so a tenancy nine days behind reads as a date against the opening rather than a colour on a bar chart. Five weeks out you know which units trade on day one and which need a crew moved into them tonight.

The capture program
The program runs on the centre's clock — the spine before the crews arrive, the key changing hands, the 17:00 punch walk. Five trades on five clocks, and one record they all land on.

Weekly — the L1 spine before the crews arrive, L2 and L3 after lunch
Seventy-four stations down the spine between 06:30 and 07:10, one hundred and forty across the upper levels from 14:00 — every tenancy on the record at 1.0 cm detail, pinned to the plan, while forty crews keep working.
Hoarding, MEP first fix, shopfront set, trading — the stage of every tenancy is read off the walk, so the board is built from what is standing in the mall instead of forty separate claims of ready.
Tray pulled, sprinkler dropped, slab clean — the condition of the demise on the day the tenant takes it, dated and pinned within ±0.3 m. The argument about who left it like that takes two minutes, not a fortnight.
T-118 handed back with the fascia 40 mm short of the bulkhead; the walk tagged nine items on the frame, each assigned to a crew. The last one closed the night before the doors opened.
The walk is. All 214 storefronts are read at one of four stages — hoarding, first fix, shopfront set, trading — every week, so the fit-out board carries measured stages, not forty programmes written on their own.
Can you walk the mall while the crews are working in it?
That is the design. The spine's 74 stations go down between 06:30 and 07:10, before the crews arrive; L2 and L3's 140 stations run from 14:00 around them. The centre never stops for its own record.
A tenant says the demise was handed over damaged. Now what?
Open the record for the day the key changed hands: every bay at 1.0 cm detail, dated, pinned to the plan within ±0.3 m. What condition the demise was in is a fact with a date on it, settled in two minutes.
Five weeks out, which units actually trade on day one?
The lookahead names them. Production is measured across base build, risers, forty tenant crews, commissioning and snag, so a tenancy nine days behind reads as a date against 14 March — and gets a crew moved into it tonight.

Q05
What happens when a unit hands back short?
It goes on the frame, not in an email thread. T-118 came back with the fascia 40 mm short of the bulkhead at 11:40; the 17:00 punch walk tagged nine items, each assigned to a crew, and the last closed the night before opening.

Who reads it
Read overnight on a centre like this one: the week's 214-station walk, the stage read for every tenancy, the punch register, and the lookahead against 14 March. Three of the 27 profiles wake up to it.
T-105's shopfront sets today and T-207 opens first fix — the walk lands on the spine at 06:30, before either crew arrives, so tonight's board reads the stage of both from the record.

EXPOSURE
Five weeks from 14 March, the lookahead reads which of 214 storefronts trade on day one — the tenancy nine days behind is a date against the opening, not a colour on a bar chart.
Send us the tenancy schedule and the opening date — we will walk the centre for one week and hand you the measured stage of every storefront against it.
