Ground Reality

BUILT IN SEMESTERS.

Eighteen buildings across five phases, and a quad carrying twelve thousand movements a day straight past the works. Ground Reality flies the whole campus six times a week, keeps the pedestrian spine and the service tunnel on the same record as the blocks, and hands each phase over before term instead of during it.

BUILT IN SEMESTERS.

Eighteen buildings across five phases, and a quad carrying twelve thousand movements a day straight past the works. One governed pass reads the spine at walking pace, the amphitheatre, the playground and a match in progress, threads the library atrium between its two bridges, and runs the spine again with the service tunnel drawn as a solid under the lawn. Then the operator crosses the reinstated paving and captures what a drone cannot: 8 mm of lippage, the invert pin at CH-02, and the 6.40 m the spine reopens at.

On the record here

  1. 01

Twelve thousand pedestrian movements a day cross a campus that is also a construction site. Every crane lift, delivery and hoarding move puts plant and students on the same square of ground, and the walk to a nine o'clock lecture does not detour.

    A quad that stays open

Capture is read for the hazards that matter on a live campus — a hoarding line breached, a crossing blocked, plant moving against the pedestrian spine — and the observation lands with the frame that shows it, assigned before the next delivery slot opens.

A term date is not a milestone, it is a fact: the students arrive on the Monday whether the block is finished or not. The programme still says September, and it says so because it said so in March.

    Phases that land before term

Lookaheads are cut from measured progress across all five phases — six passes a week, block by block — so a slipping phase reads as a date against the academic calendar while there is still a vacation's worth of float to spend on it.

Chilled water, steam and IT all leave the energy centre in one 3.20 × 2.60 m tunnel under the quad. Eight years later the estates team needs a valve isolated, and the as-built says one thing while the tunnel says another.

    What runs under the lawn

The tunnel is walked before the lawn goes back — frames pinned to the plan within ±0.3 m, dated at the invert. It stays standing in the record long after the turf has closed over it, for whoever lifts the access cover next.

The capture program

Five phases, one immovable calendar. The campus is flown before the first delivery, the block in build is orbited as it closes, and what runs under the lawn is walked before the turf goes back — term starts Monday 09:00 either way, and the program's job is to make that boring.

  1. 01

    Campus pass

6×/week, at 06:20, before the first delivery reaches the gate

All five phases land on one capture, block by block, before the campus wakes. Progress is cut against the academic calendar, and the spine is read for the hazards that matter where plant and students share the ground.

    Tunnel walk

Before the lawn goes back, and at every change after

Chilled water, steam and IT are walked and pinned to the plan before the turf closes over them. The tunnel stays standing in the record for whoever lifts the access cover in year eight.

  3. 03

    Facade orbit

On the block in build, as the envelope closes

The library's elevation is orbited close as it finishes, so the snag close-out runs against frames of the actual facade — five bays or fourteen, the record does not care how big the block is.

    Handover walk

Each phase, on the Saturday before term

The finished blocks are walked into the estates record the day the hoarding comes off the spine. Monday's 12,000 movements meet a whole quad, and estates starts term with the as-built instead of a box of PDFs.

Ask the record

  1. Q01

Do we fence off the quad while you capture?

No. The pass flies at 06:20 and is done in 45 minutes, before the first delivery reaches the gate — the quad has stayed open through all five phases, and the capture is part of why.

    QUAD 0.9HA · OPEN 5 PHASES
  2. Q02

How do we know September is real in March?

Because the lookahead is cut from measured progress, six passes a week across all five phases. A slipping phase reads as a date against the academic calendar while there is still a vacation's worth of float to spend on it.

PASSES 6/WK · SLIP READS AS A DATE
  3. Q03

What keeps plant and twelve thousand students apart?

The record, every morning. Capture is read for a hoarding line breached, a crossing blocked, plant moving against the pedestrian spine — and the observation lands with the frame that shows it, assigned before the next delivery slot opens.

    MOVEMENTS 12,000/DAY · SPINE 6.4M CLEAR
  4. Q04

What does estates actually receive at handover?

The record, walked. Five blocks handed over on frames pinned to the plan, and the service tunnel — 3.20 × 2.60 m, chilled water, steam and IT — pinned within ±0.3 m and dated at the invert before the lawn went back over it.

    BLOCKS 5 · TUNNEL PIN ±0.3M
  5. Q05

Has a term ever started late?

Zero so far — phase 1 landed in September '21, phase 2 in September '22, phase 3 in August '24, phase 4 in January '25, every one before term. Phase 5 lands in 2027 on the same rule.
